Buying Real Estate in Cozumel

As beautiful and modern as Cozumel is, visitors must remember that it is a foreign country is not part of America, although it caters quite well to American tourists. Everybody on Cozumel speaks English, some with little or no detectable accent. The atmosphere on the island is extremely international so the frequent traveler or long term guest may forget that it is in fact Mexico he is visiting and not Hawaii with a Spanish flair. Buying or owning some property on the island is not the same as buying or owning property in America. Foreigners are allowed to buy property on the island, but you must use the services of an experienced real estate attorney. If the property is in a restricted zone such as along borders, coastal areas or wildlife preserves, you must first obtain a "fidei comiso" or bank trust instrument established and recorded by a notary public.

Home and property prices are cheaper in Cozumel than in the USA , and the price depends, as it does anywhere, upon the size and location of the property. Obviously beachfront homes and property will cost more than a similar sized investment inland. Homes and property in town are cheaper than those on the rest of the island. Condominiums, dotting many locations, are available depending upon your tastes and budgets. Lately, timeshares have become all the rage as tourists can "own" a piece of the island that is theirs to enjoy for a modestly small investment. Currently, the overall real estate market on the island is definitely a "sellers" market so you must be prepared to spend some time and do your research to find just the right piece of paradise for your budget.

Interview several real estate agents out of the many that are available on the island before you settle on one who can handle your purchase. Decide whether you'd like to purchase some raw land and build your island dream home on it or purchase a finished home out of the many that are available. The realtor will give you listings of available properties and escort you to them for viewing. If you've found something you like, he can then instruct you on the best way, using the most secure methods, to complete the transaction. It may take several trips to the island or more time than you had anticipated to find just that right slice of heaven to call your own, but in the end it will be worth it.

About Divine Communication - A Special Q & A

1. How can anyone receive direct communication from Divine Source, God, All That Is?

Each spiritual/human being IS a physical manifestation of Divine Source. We are always receiving communication at every moment of our lives, however, most people are attuned to what their five senses are showing them, and think they are closed off to receiving direct Divine communication.

Each time you have a "gut instinct" or that "still small voice" within that is guiding you, even if the guidance may not make sense to your logical mind, such as: "Don't take this road home today" even if it is the same road you travel every day when you drive home, that is Divine Source communicating directly to you.

Each of us has a spiritual connection via our soul to the information and energy, answers and clarification that we would like to receive from Divine Source. There is not one human being that does not have this ability. The only difference between those who receive Divine information clearly, and those that believe that this is a near impossible endeavor is practice!

The more open you are to following first your gut instincts, following that still small voice, and practicing asking questions via writings, or simply from your heart, it is your heart-felt intention to receive clarity, answers and solutions that WILL be heard, and answered, every time.

Direct Divine communication is each person's inherent birthright. We are all Spiritual beings, and at every moment, we ARE connected. It is just like turning on the radio to hear what a station is broadcasting. We have to open up our end to receive the answers, however, they are always transmitted to us with the level of growth and understanding that we have at each point in our life. When you are truly ready to receive communication, all you have to do is ask for it, and be sure that you will receive it!

2. What is the difference between doing My will and God's will?

You will know that you are doing "God's will" or Divine Will when all of your intentions are to be of positive service for both your highest good and the highest good of all sentient beings.

When you are passionately living and being in the moment, unattached to outcomes, and are in absolute love with the process of all you are doing, then you are creating from your Divine essence, and thus are being a Divine expression of Divine Source in your life.

The most important part of doing and being an expression of the Divine in your life, is that your virtuous intentions are to be of service to others, while you regard others as precious as yourself. This is the highest manifestation of Divine Will operating in your life, and this can only come from one place, and that is from your heart.

3. What does it feel like to receive direct communication from Divine Source?

When I receive information in writing, there is a feeling of deep inner peace, and profound love permeating my heart, as well as my surroundings. I am completely aware of my surroundings, however, I am so "in" the moment, that I do not recall the information I brought through until after I read it. There is complete compassion, and wisdom that pours through me, and there is a feeling supreme Divine protection around me. There is zero judgment, and profound love.

When I receive information that comes directly into my mind, and brought through in my speech when communicating the information to others, the inner feeling is the same, and there is a tremendous positive surge of energy that is profoundly uplifting, and all-knowing. It is a fantastic, enlightening experience, and it feels quite natural, however, Divinely guided and communicated. While I bring through information for others through speech, I am completely aware of my surroundings in the moment, however, after 24-48 hours, I have no recollection of the information I have brought through, unless someone tells me exactly what I have brought through, I then remember that part quite clearly, however, that is the only part that is re-awakened within my memory for that person.

4. How can I tell the difference between "false prophets" and pure messages from Divine Source?

Divine Source NEVER communicates information that is fear based, frightening, or carries an energy that is negative with any type of impending doom. The information is filled with tremendous love, compassion, guidance, clarity, patience and direction for our highest good at all times.

"False Prophets" tend to thrive on igniting more fear among people, and often carry judgment. Their messages will tell you that you "must" do something, as opposed to leaving it to what feels true for you in your heart.

Divine Source will always let you know the best course of action or inaction that you can take in order to live your grandest and highest vision of yourself, however there is never any judgment, and there is only pure, loving support, compassion, and extreme patience. There is never "gloom and doom" and there is always inspiration and hope, along with a higher perspective that will leave you feeling authentically empowered and uplifted with unconditional love.

5. Why are so many people claiming to be bringing through Divine information from God now?

This can be best explained by stating: "why are there so many people claiming that the Earth is round and not flat now?" All human beings are Spiritual beings, and we all have six senses, not five. So many more people are fully opening their connection to their Higher Self, the Angelic Realm, Divine Source, and whatever name you give to whomever you pray to.

We ALL have the natural ability to communicate and receive profound realizations from the Highest realms of Light ? where all truth, purity, and love emanates. This is our natural birthright, as much as any of our five senses are. We are here to use ALL of our senses, and as more people are, the information is helping to heal so many levels of life on Earth, and bring help, hope and answers to so many more people. This is our gift, and to cultivate this gift with a pure heart, to make life better for others in any and all areas possible, is the highest life purpose a human being can attain during this most precious human life on Earth.

6. How can I learn to discern between the voice of Divine Source and my own voice?

I can only share with you how I discern, as many people receive Divine information in many different ways. The words come into my mind quite distinctly. It is like that "still small voice" only much louder, and with a distinct certainty about it.

Many times my own voice will have doubts, and questions, however, the voice of Divine Source is filled with pure information that is certain. There is nothing ambiguous about it. It is definitive, clear, and authoritative when giving warnings or information that relates to safety, such as a hurricane, or the forthcoming death of someone I know, as well as filled with much love and compassion at all times. I am also given images in my mind, and information about a person, even when I have never met them or spoken to them. The messages are loud and crystal clear, whereas my "own" voice may be more questioning and uncertain, the words of Divine Source that come into my mind have zero uncertainty about them, and they have been 100% accurate at all times.

It can best be described as a sure "knowing" that is transmitted into my mind via words with absolute certainty.

7. If God really exists, why are so many bad things happening in our world now?

We are all endowed with Free Will and Choice. Adolf Hitler could have used his tremendous power to uplift humanity rather than have millions of innocent people tortured and killed.

God, Divine Source will NOT interfere with our free will and choice, and as we become more aware of the absolute laws of this Universe with regard to cause and effect, you can be certain that you WILL reap what you sow. You will create positive karma or negative karma via your intentions and actions. As we are living in highly accelerated times of profound spiritual growth, the karma that we create is almost instantaneous now, whereas many years ago, it would have taken lifetimes to reap the results of our actions. Now, we are reaping them within days, and even hours or minutes. So it is of utmost importance to purify your mind of all anger, which is so destructive, and to align yourself with motives, words and deeds that you would like to receive in return.

This is the compass you can use in your life: If you want what you send out to come back upon you one hundred fold, then by all means, send it out via your motives, words and deeds. If you would NOT like to receive what you are sending out, then re-think, and reassess what you are about to do, and CHOOSE to turn it all around for positive and beneficial outcomes for all. THIS is how God/Divine Source works in our life ? it is THROUGH us, because we ARE the Divine manifest in physical form. And it is through our conscious choices and actions that we CAN create heaven on Earth, simply by cherishing all living beings as supremely important, and treating them as such. We will all find then, that we are given tremendous realizations, and opportunities for personal awakening, which will dispel the darkness and confusion of our own minds, bringing us clarity, happiness, and joy, which we can then spread to all others.

Unique Selling Propositions

If you have competitors, then you should have at least one Unique Selling Proposition (USP). The more REAL ones you have, the better - for your Branding, your business recognition, and your sales!

We all have competitors, and the more you have, the more important it is that you have a Unique Selling Proposition (at least one).

Allow me to explain. Let's use a recent example of a company that sells laser toner cartridges... Do you think they have competition online? You bet they do, another category that is swamped with resellers. Sound like yours?

The task of coming up with a USP can sometimes be tough. But every company needs this, it sets you apart from your competitors. Let me stress this again, it is one or more reasons why prospects should work with you, or buy from you, or do business with you, instead of your competitors, period.

Let me narrow this a little further, it used to be if you had the best price, - you got the business. Although still a minor USP, price alone should not be the only consideration, it's not really that unique... Yes, you still need to be competitive, but I don't want to be the cheapest guy... we're in this to make a profit, right? So don't make price your 'only' USP. Combine it with more value, something your competition doesn't do, or doesn't offer.

O.K., back to our example. This company needed more than price, their product pricing is right inline with everyone else, so now what?

First of all, you need to know what your competitors do offer.

This is not a new concept. You can't compete if you don't know what you're up against. So take a little time and check out what they have. Do some research, you'd be surprised what you might find - or not. Special offers, free shipping, a contest, great customer support?

Take a step back, imagine you are the customer and you do buy toner from someone a few times a year. If they do not get great service or it's just average, then chances are you can sway them your way. This references "customer loyalty" another chapter, but it follows first getting the customer. So, let's get the prospect as a customer first.

Now, what do we do to sway these prospects? We offer them what the competition doesn't. This can be discovered with your competitive research. Oh, and if you still haven't found a USP or a few - then Hyperformance Media can help you with this as well.

Write down every idea that you and your team come up with. Please don't worry about how silly they might seem (at the time), just brainstorm with the data you have gained. The reason I say to include the silly ones, and others is because sometimes those little ideas that you laughed at can actually be morphed to create your USP. No idea is too far fetched at this point, and usually the ideas you laughed at are, in fact, some things your competitors don't offer. That's where we go next.

On the toner company we came up with all kinds, some were already offered by competitors, some were not. The idea is to initially come up with as many as possible. Here are some of what we narrowed the field to (we started with about two dozen);

  • Price (of course)

  • Free Shipping (varied by quantity/price)

  • Great Customer Service (so everyone says)

  • A Contest / Promotion (a what?)

  • Free Gifts (vary)

  • Referral Savings (with parameters)

  • Reminders? (to buy)
The next step is again to nail down our list, get creative, really think here. This alone still makes us more competitive (once implemented), even if others use the same approach. Why? Because before we did this, there was a ton of competition, and as we add these USP's we now narrow the list of our 'real' competitors. We are now more competitive within our industry, because we now offer things that (most) of our competitors do not!

We are getting more competitive immediately by implementing some simple offerings. Let's take each one in this example and see how we can use it or discard it to our advantage.

  • Price - Still very important in any market, but very tied to customer value (or perceived value). If your product or service is not competing here - it does not necessarily rule you out, more on this later. However, this is usually where a shopper starts (because it's easy), and you want to be considered with this group. In this example, we agreed that (based on our research) we were in the market on price. So our price is competitive and that's great, but not unique enough to get the business.

  • Free Shipping - In our research, we found that most of the company's who were offering this service were just a couple dollars higher in price (covering their "free" offer). So while it may have some perceived value, it was not enough for this company to offer that, so we discarded this one. If however, your costs are such that you can ship for free and still be competitive and profitable, this is a worthwhile USP.

  • Great Customer Service - This is stated everywhere, making it tough for the consumer to know what is reality. It is hard to judge until you are a customer. It would be more valuable to offer testimonials of Great Customer Satisfaction. Not Customer Service, but Customer Satisfaction. There is a big difference here. So we DO want to take some of our really satisfied customers and put together, or request their testimonials. This is much more powerful than the words or promise of "Great Customer Service". So we will use this, but focusing on satisfaction with testimonials in our advertising pieces and website, etc.

  • A Contest/Promotion - This covers a broad area, but can be extremely successful when implemented and marketed properly, so be creative and if possible, develop one for your business, product or service. After our discussions, and research, we have begun developing this idea. Example: Every time you buy from us, you get another chance at winning "Free Toner for a Year". I know you're saying... free toner for a year - what are you crazy? Bear with me on this... first of all, most of their customers use 4 to 6 toners in normal use in one year (In our contest, we can actually cap that in our rules, i.e., "Not to exceed 6 cartridges". So we associate our costs to that, which does not make this a cost prohibitive program at all, depending upon the program success. Again, the mileage and customers we gain from our contest is potentially huge, and if it works well, we continue it... at a maximum cost of 6 toners per year for a Grand Prize.

  • Free Gifts - Don't discount this one, many people grab hold of these 'offers' to feel like they are making out. All else being the same, the customer does get something for nothing. Now, if the item truly has no value, then the customer has little to no interest. And, it actually 'cheapens' the image of your firm (be careful). We decided with our products and business customer profile, this would not work for this business. But it could work for you or your products.

  • Referral Programs - Another potential attraction (savings) for your customer. I say potential because this type of referral program, like price, should not be the only USP. When used in conjunction with others, this can steadily grow your business (sales) as well. You need to develop a program that somehow rewards referrals. For example, it can be something simple like "Refer a customer to our business and when we ship their order you will receive or accrue credits, dollars, points, or 5% off your next order". Get the idea? The key is to make it of value, and still keep it cost effective.

  • Reminders - This was it! The big one, it was unique, it has great value to the customer, and it reinforces our Customer Satisfaction! This was also laughed at when first mentioned.
So? What was the plan? We acquire a software program that can be set to automatically e-mail each customer based on their own usage when their toner and supplies were potentially running low (i.e., 30 or 90 days or any date we choose. Once set-up it is all automated (cost effective)! It also gave us their e-mail address (important anytime) and with our reminders we could include any special or seasonal offers that might further attract more sales.

So, what did this company find?

In a nutshell - Their products are priced well to compete. In this case, we discarded free shipping as not really cost effective. We stressed Satisfied Customers in all of our marketing materials with testimonials and real-life examples. We are also developing a contest to further set us apart from our competitors. We could not find a free gift we thought would add any value to the customer (but continue to look). They are considering a Referral Program as well. The real USP in combination with the others was our unique E-mail Reminder System. At that time, no other competitor was offering anything like this! This IS a Unique Selling Proposition and was perfect for our example. Put all these together, and this company has numerous 'edges' on their competition. Once customers are aware of these differences that set you apart from all the rest - growth is almost certain! That company is in a much better position to 'own' their market online, or at a minimum increase their market share.

The more you get the word out, the more you're sure to benefit from these type ideas.

I understand this was a pretty broad example but you should get the idea.

You won't always come up with an idea that no competitor has or offers, but if only 3-6 competitors offer that same USP, you are still in the top tier of your competition instead of lost somewhere un-noticed while buyers continue to purchase through your competition. You decide.

Make Your PR Budget Work Harder

Do it by restructuring your business, non-profit or association public relations program so that it delivers the stakeholder behavior changes you want. Changes that lead directly to achieving your objectives.

A good first step is to base the restructure on a reality like this: People act on their own perception of the facts before them, which leads to predictable behaviors about which something can be done. When we create, change or reinforce that opinion by reaching, persuading and moving-to-desired -action the very people whose behaviors affect the organization the most, the public relations mission is accomplished.

Then, if you haven't done so already, think about your important outside audiences and how their behaviors can help or hinder your organization. List them in order of damage severity, and let's talk about #1 on the roster.

Obviously, before you decide how to deal with external audience perceptions and, thus, behaviors, it makes sense to find out what members of that target audience really think about your organization.

If you are not equipped with a budget to pay for professional survey work, you and your colleagues, have little choice but to interact with audience members and that means using penetrating questions ? "What do you think of us? How much do you know about us? Have you ever had contact with our people? If so, was it a positive experience?" Stay alert to negativities, and watch closely for inaccuracies, misconceptions, and exaggerations.

The data you gather from such monitoring activity let's you identify the most severe perception problem, then establish it as your corrective public relations goal. Which allows you to straighten out that misconception, correct that inaccuracy or deflate that exaggeration.

Your goal isn't worth much by itself. It needs a buddy, and that buddy is a strategy that shows you what you must do to achieve the goal. Luckily, there are only three strategies to choose from when it comes to perceptions and opinions. Reinforce existing opinion, change it, or create perception where none exists. Here, by the way, you must take care that your chosen strategy fits naturally with your new goal.

Writing the message ? especially one burdened with the job of altering perception ? is never an easy job. In other words, it must change the opinion of a key target audience and that can be a challenging writing assignment.

All at the same time, the message must be persuasive and compelling. And to do that, it must be clear about what is to be altered and why. It must be truthful, of course, and believable if it is to move target audience perception towards your view. On occasion, you may wish to avoid the showcase effect of a separate news release leading you to either piggyback your message on another operating announcement, or deliver it live at one of your newsmaker special events or media interviews.

Since the message will do very little simply looking back at you from the word processor, you must round up your "beasts of burden" to carry your message to the right eyes and ears among your target audience. These are communications tactics and there are scores of them ready to help. They range from emails, speeches, and press releases to radio/newspaper interviews, newsletters, facility tours and many more. Only caution here is, make certain any communications tactics you use come with proof that they reaches folks similar to those in your target audience.

Questions will soon be raised as to whether your public relations effort is succeeding. Which will send you and your colleagues back into the field to question your target audience members once again.

Only this time, you're on the lookout for change in the form of perceptions altered, and opinions modified in your direction, as you planned.

It's also comforting to know that a lagging effort can be accelerated, and its impact increased, by adding more communications tactics to the mix. Further, their frequencies can be bumped up as well.

All of which increases the chances you will succeed in changing the behaviors of your key external audiences. Behavior change that you want and need, and that leads directly to achieving your primary operating objectives.

Are Parents Trying Too Hard?

One of the implications of the current trend toward smaller families is that we now have a generation of parents who are willing to go to enormous lengths to give their children a good start in life.

In the rush to ensure that children have a maximum amount of experiences many parents ferry children from one lesson to another after school and on weekends. This busyness of life takes its toll on children and on families as homes are required to run like clockwork and meals are thrown down between lessons. "To hell with shared mealtime I have to pick up little Jessica from tennis lessons and drop her off at ballet classes" is the mantra of many modern parents.

The self-improvement industry for children is currently thriving, with a staggering variety of programs on offer to children from as young as three. Ballet classes, music lessons, and toddler gymnastics ? the lessons go on. Don't worry if your children become stressed attending all these lessons. There are stress management classes available to help them relax and unwind. We pay quite a price for keeping our kids busy for the sake of getting a winning edge!

Parents are well versed in the knowledge that early childhood is an important developmental stage for children. Positive early experiences influence how a child see him or herself and, as teachers know, assist greatly with the learning process once they start school. But parents need to be careful not to confuse an early start with a good start and place too much pressure on children at a young age. Pull back rather than push ahead is a message we need to send to the parents of today's pressure-cooker kids.

It also seems that many parents are in danger of becoming redundant as they are outsourcing much of their parenting to experts. Parents need to have a little faith that the time that they spend with young children is actually beneficial in giving them the good start in life that they are looking for. The recent trend for primary aged children to have a personal trainer (I kid you not!) to ensure they stay fit and healthy is an example of parents taking this outsourcing too far. It seems that it would be more beneficial for the whole family to adopt a healthy diet and lifestyle, than hire a trainer to give kids a workout.

So why does the move to smaller families place pressure on parents and children? Parenting is something that is learned from experience. With families reducing in size the pressure is on for parents to get their parenting right from the start ? there is little opportunity to grow into the job.

It is timely to remember that a good start for children involves plenty of positive adult attention and regard, consistency of approach, the development of the skills to look after themselves, and the wherewithal to help others. These are all things that parents are well qualified to do.

Cell Phone Security. How Vulnerable Are You?

There have been significant improvements made recently in cellular phone security. But be careful. Read on for valuable information to protect yourself.

Just remember that wireless phone conversations are transmitted over radio frequencies and these transmissions are not secure. However, analog cell phones are not as secure as digital or personal communications service phones. Low cost, easy to get, radio scanners are used to eavesdrop on phone conversations using analog wireless phones. With digital wireless phones, the conversations are encoded and are much more difficult to be listened in on. However, it is much more difficult to eavesdrop on conversations using personal communications service phones as your conversation is transmitted over multiple frequencies that may be scrambled. These conversations are impossible for interception.

Cloning is a term used to describe illegally charged calls to someone else's account. The cost to cell phone service providers is astronomical. Digital wireless phones are difficult to clone compared to analog cell phones.

If your wireless phone is stolen, contact your cell phone service provider right way to have your service suspended. Each cell phone provider has its only policy concerning exactly how much you will be billed for local and long distance calls, so it is imperative that you notify your cell phone service provider immediately.

Cell phone insurance is available in cases of theft or loss of your mobile phone. Your cell phone service provider will be able to tell you about cell phone insurance.
